Max and Dan's real estate investing journey began over a decade ago with a shared vision: harnessing real estate’s power to generate passive income, deliver reliable returns, and build long-term wealth.
Since 2010, we’ve been actively investing, starting with 40 single-family rentals before shifting our focus in 2022 to acquiring and self-managing multifamily apartment buildings.
By leveraging the 1031 exchange, we’ve scaled strategically, reinvesting gains into larger, more efficient assets. But what truly sets us apart is our hands-on approach. Every deal is an opportunity to unlock hidden value, optimize operations, and create properties that thrive.

Crown Apartments Success Story
In December 2023 we acquired Crown Apartments, a well-maintained 19-unit building in Faribault, MN with strong upside potential. The property featured a stucco exterior and a durable metal roof, making it a low-maintenance asset with solid fundamentals. Despite being in excellent condition, rents were below market, presenting an opportunity for strategic rent increases and improved cash flow.
One unique aspect of this deal was our ability to negotiate 12 months of free property management as part of the purchase agreement, since the previous owner also owned a property management company. This allowed us to benefit from hassle-free operations while still capturing the upside of rent growth.
Over our 12-month hold, we saw significant gains from rent increases and steady cash flow, leading to a successful exit in December 2024.

1031 Exchanges Explained
A 1031 exchange is a powerful tool for real estate investors, allowing you to defer capital gains taxes by swapping one investment property for another. In a traditional 1031 exchange, you first sell your current property and then and reinvest in a replacement within strict timelines (45 days to identify, 180 days to close). Alternatively, a reverse 1031 exchange lets you secure the replacement property before selling your current asset, offering extra flexibility in competitive markets. Both approaches require careful planning and execution, but when done right, they can be a game changer for building and maintaining your real estate portfolio.
